I’ve been looking for a while and there is never very much land available at an affordable price. As I’m a solo project, I don’t need much land. Just enough for a garden and tiny house site. Recently an interesting piece of land has come on the market. It’s a garden plot which has previously has planning permission (now lapsed) and it is also subject to a restrictive covenant which says that it must remain garden ground and not be built upon.
A tiny house isn’t technically a building if it is built on a trailer. There are no foundations and it can be driven away from the site. I would also want to keep the spirit of the covenant by having the land as a garden growing organic food and ornamentals. My thinking is that this land could be what I’m looking for, so I’m making enquiries with the planning department as to whether I could site a tiny house on this land.
If you intend to live in a carvan, tiny house or similar in the UK, you usually require planning permission. It costs £330 to apply. However as I don’t yet own the land I’m just seeking their advice. Even getting advice from my local council requires filling in a pre-planning application form and paying a fee of £60. But as it’s a nice day I’m going to delay finishing the form and will go for a cycle, a good opportunity to think about things and get some air.
